Tennessee Housing Program FAQs

The Tennessee Housing Development Agency (THDA) Homeownership Program helps eligible homebuyers purchase a home by providing down payment and closing cost assistance through affordable mortgage financing.

The program is available to eligible homebuyers who meet income, credit, and program requirements. Generally, applicants must be first-time homebuyers, meaning they have not owned and occupied a primary residence within the past three years. Veterans and buyers purchasing in eligible targeted areas may qualify without meeting the first-time homebuyer requirement.

Eligible buyers may qualify for up to $6,000 through the forgivable or deferred assistance options, or up to 5% of the home's purchase price (maximum $15,000) through the amortizing assistance option. Assistance may be used toward the down payment and eligible closing costs.

Eligible properties include single-family homes, townhomes, condominiums, planned unit developments (PUDs), and HUD-approved manufactured homes. The home must be used as the buyer's primary residence.

Yes. Buyers are required to occupy the purchased home as their primary residence within 60 days of closing.
